Standard Exterior Specifications

Marques Custom Homes Full Brick Exterior Walls

Foundation and Basement

  • Footings are minimum 6” x 16”
  • Foundation walls 8” poured concrete – maximum height of 7’10”
  • Perimeter drainage system connected to municipal storm sewer or sump pump
  • 3” thick concrete basement floor, power troweled finish
  • Steel beams with adjustable steel load bearing posts
  • Perimeter basement walls are damp proofed and drainage layer below grade
  • Basement support and knee walls are 2 x 6 construction

Framing

  • Exterior walls 2 x 6 kiln dried studs at 16” centres with insulated exterior sheathing (except garage)
  • 2 x 10 floor joists kiln dried, spaced in accordance to plans with 2 x 2 bridging. Engineered floor system also available at extra cost
  • 5/8 T&G subfloor sheathing, nailed and glued
  • Engineered roof trusses installed on 24” centres
  • 2 x 4 at 16” centres basement studding floor to ceiling
  • All construction meets and exceeds Ontario Building Code requirements and Municipal Standards

Exterior

  • Quality brick front elevation with keystones and soldier courses where applicable. Sides and rear elevation siding according to plans
  • Screens provided on all operable windows
  • Pre-finished – maintenance free vinyl casement windows with multi-point locks. Sliders in basement
  • Front elevation with window grills or according to plans
  • Insulated embossed steel roll up garage door installed with weather strip
  • Pre-finished aluminum soffit, fascia and eavestroughing
  • 25 year asphalt self sealing shingles
  • Poured concrete front steps and front porch or according to plans
  • Insulated steel front door, glass windows and sidelights as per elevations
  • Colour matched exterior caulking around windows and doors
  • Decorative windows and/or PVC louvers as per house design
  • Fully sodded lot, precast concrete slab walkway from driveway to front step
  • Paved driveway

Standard Interior Specifications

Our standard features for interior new home construction are extensive. We strive to use quality materials and offer unique features that make our new homes more than just standard. You will have choices in colour and materials from Vendors samples unless they have already been installed or ordered. Below is a list of our standard interior new home construction specifications. Each home is fitted with beautiful Lauzon hardwood floors.

  • All closets with minimum of one shelf and closet rod
  • Solid oak stair railings and spindles where applicable
  • Carpet grade stairs
  • Polished brass finished interior and exterior hardware
  • Deadbolt locks on all exterior doors, keyed alike
  • Quality cabinets and counter tops in kitchens and bathrooms as per builders specifications
  • Microwave and dishwasher opening where applicable
  • Purchasers choice of cabinet and counter top colours from builders selections
  • Interior paint is off-white walls, 100% acrylic
  • Trim and doors painted white, with latex acrylic
  • Ceilings in bath, kitchen finished in flat white latex
  • 3” flat border around ceiling perimeter in living area (except bedrooms)
  • Purchasers choice of vinyl flooring and carpeting from Vendors selections
  • Colonial embossed interior doors 2 ¾ MDF casing
  • Colonial profile trim and moldings 3 7/8 MDF casing
  • Colonial embossed bi-fold closet doors

  • Single lever chrome finished faucets on all basins and tubs pressure balanced faucets for shower

  • High efficiency gas fired, forced air furnace with electronic ignition
  • Rental tankless water heater
  • Ductwork enlarged for future air conditioner
  • White coloured warm air and cold return duct covers
  • Ductwork and furnace sizing requirements are calculated by a certified HRAI consultant
  • Principal exhaust fan system vented to exterior
  • Optional Heat Recovery Ventilation System (HRV) available at extra cost
